Project Description:

In May 2022, a comprehensive redevelopment was completed on a terraced house in the esteemed SW11 postcode of London. The project uniquely combined façade retention with extensive modernisation, resulting in a residence that harmoniously blends historical charm with contemporary luxury.

Key Aspects of the Redevelopment:

  1. Façade Retention and Structural Demolition: The project commenced with the careful demolition of the rear portion of the house, meticulously preserving the original front façade. This approach maintained the architectural integrity of the streetscape while allowing for modern reconstruction behind the retained façade. Façade retention is a technique often employed to preserve the historical character of buildings during redevelopment.
  2. Basement Construction: A new basement level was excavated and constructed, providing additional living space. This subterranean extension includes an entertainment area, a wine cellar, a guest bedroom, and a utility room, enhancing the functionality and luxury of the home.
  3. Rear Extension and Side Return: The development included a rear extension and side return, expanding the ground floor living area. This design creates a light-filled, open-plan kitchen and living space, seamlessly integrating indoor and outdoor areas.
  4. Loft Conversion: The existing loft space was converted to accommodate additional bedrooms with en-suite bathrooms, maximising the property’s usable area and providing private, comfortable spaces for residents.
  5. Electrical and Plumbing Systems: Comprehensive installation of new electrical and plumbing systems was undertaken to meet modern standards and ensure safety, efficiency, and comfort throughout the property.
  6. Bathroom Construction: New bathrooms were constructed, featuring high-quality fixtures and contemporary designs, enhancing the property’s luxury appeal.
  7. Internal Finishes and Decorations: The interior spaces were meticulously finished and decorated, reflecting a high standard of craftsmanship and attention to detail, resulting in a cohesive and elegant aesthetic.

VAT Considerations:

By retaining only the façade and reconstructing the remainder of the building, the project qualified as a new build for VAT purposes, allowing for zero-rated VAT on eligible construction services. According to HMRC guidelines, a building constructed from scratch that does not incorporate any part of an existing building may qualify for zero-rated VAT. This classification provided significant financial advantages, including a 0% VAT rate on qualifying construction services.

Outcome:

The redevelopment culminated in a spacious, approximately 4,000 square foot residence that thoughtfully combines historical architectural elements with modern amenities. The innovative design and execution have resulted in a luxurious and functional home, exemplifying the potential of facade retention projects in prestigious London neighbourhoods.
